Solar

We build and run our own generation on our own roofs, and we are open to doing it with partners.

KJA operates solar through two entities, SPE (Solar Powered Energy) and WMS II (West Main Solar II). The arrays sit on and around our properties in Middletown, Rhode Island, including the roof of West Main Self Storage, and supply power both to our own buildings and to the grid under Rhode Island's renewable energy programs.

We got into solar for the same reason we own storage and retail: it is a durable, unglamorous asset that produces every month if it is built right and looked after. We handled the siting, interconnection, financing and construction ourselves, and we manage the arrays day to day, so we know what the paperwork and the maintenance actually look like rather than what a developer's brochure says.

That experience is available to others. If you own a commercial roof or a piece of land in Rhode Island or Massachusetts and want an owner's read on whether solar makes sense, we will tell you what we would do with it. If you are a developer or installer looking for a host site or a capital partner, we are open to a conversation.

Our tenants benefit too: generation on site is part of how we keep operating costs, and therefore rents, competitive.
